Facilities Manager
Job Description
The Facilities Manager acts as the primary point of contact for all facilities needs at The Dairy. This position oversees facility maintenance and provides facility support to other members of The Dairy team and tenant organizations. This position also backs up the Technical Directors and provides assistance to renters of the Carsen Theater, the Dairy’s configurable theater space.  This person will be back up technical liaison for renters of all three theaters and will be scheduled to assist the renting companies with the load in and load out and in the execution of their shows, as assigned.
 
Core Purpose: 
 
  • Oversees all aspects of the maintenance of The Dairy
  • Coordinates all projects that have to do with The Dairy building
  • Makes sure all areas of The Dairy are safe for everyone on The Dairy property
 
Management Responsibilities:
  • Manages facility maintenance including landscaping, janitorial services and snow removal
    • Oversees scheduling of building maintenance
    • Acts as primary contact for security calls and responses
    • Coordinates the facility contracts with vendors
  • Performs routine duties related to the maintenance of the building and its grounds including but not limited to cleaning, minor maintenance, painting, manual labor and semi-skilled work
  • Responsible for creating and following budget for Management/Operations
  • Works with Finance Manager on lease renewals for all resident/tenant organizations
  • Further the commitment to a sustainable facility and organization by leading efforts in green efforts associated with training, management, and new initiatives
  • Uses EMS (Electronic Monitoring System) to monitor & program HVAC units for energy efficiency
  • Maintaining systems to actively secure the building including assigning keys and key cards, making sure all security cameras are working, and being responsible for managing contracted security services.
  • Adhere building to all state and local laws and regulations including but not limited to fire codes
  • Work with Technical Manager to maintain live performance theaters
  • Work with Cinema Manager to maintain Boedecker Theater
  • Work with Gallery Manager to maintain Galleries
  • Work with Office Manager to maintain The Dairy Offices
  • During periods of formal renovation to building, sits on Construction Committee
  • Occasionally involved with The Dairy programing
Carsen Theater Technical Responsibilities:
  • Technical liaison and back up point of contact for all three theaters, first point of contact for the Carsen Theater
  • Provides expertise and advice to the Dairy team on technical issues related to both live performances and technical needs
  • Assist in maintaining inventory of all technical equipment in use or in storage at The Dairy
Other:
  • Maintain positive relationships with peers, colleagues, constituencies of The Dairy Center for the Arts, Facilities Department of City of Boulder, and Boulder Police Department
  • Demonstrate commitment to the mission of The Dairy Center for the Arts
  • Additional duties and responsibilities may be added at the discretion of the Executive Director
  • Education/Experience:
  • 2-4 years’ experience in a related professional role such as construction, handyman, maintenance, or IT
  • Background in arts is a plus
  • BA is preferred or completion of schooling in a trade such as plumber, electrician, carpenter, HVAC
  • Experience with project management and supervising employees desirable
  • Personal Characteristics:
  • Strong interpersonal and communication skills: being able to clearly explain what needs to be done
  • Fluency in Spanish is a plus
  • Strong attention to detail: Quality control is a large part of this job, making sure cleaning, upkeep and safety standards are maintained, or efficiencies are discovered, is key
  • Team player: Approach this job as a customer service job, serving your fellow employees, the Dairy’s patrons, and clients is the goal
  • Ability to anticipate needs and address them
  • At ease with Google Apps

Physical Demands:
While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand, walk, use hands to finger, handle or feel, reach with hands and arms.
This is a full-time position. Standard days and hours of work are Monday through Friday daytime, however, the position requires overnight on-call duty and the ability to work during nonstandard hours when the need arises.
